Another key change in the new immigration decree in Panama makes things easier for investors. It opens the possibility to apply directly through the developer. So far, the operation had to be done through a trust. This possibility is still available but now a direct purchase is also possible.
Furthermore, the new immigration decree in Panama looks after the investor's interests as it allows to change projects if the other party doesn't fulfill its part of the deal.
Let's say you purchase a unit in a developing project. If the developer fails to finish the construction, you as an investor have the right to shift your investment to another project. Thus, Panama changes the qualified investor visa with the investor's interests in mind.
Qualified Investor Visa changes allowing co-investing
An interesting point is the possibility of co-investing and the family's involvement in the process. Now family members can make joint investments to buy the units. This means that funds can come from you and your spouse or you, your spouse, and your children.
If you go with this option, the only condition is that all investment parties must also apply for the visa.
Advantages of Panama’s real estate visa
This is not the only program in Panama that offers residency through real estate. The Pensionado Visa has a real estate option that allows you to lower the stipulated monthly income. Another popular program is the Friendly Nations which is destined for citizens of certain countries. For Friendly Nations, the main requirement is to prove having economic ties with the Republic of Panama and one way to do this is by purchasing real estate.

In other words, you don't need to have a certain nationality or a lifetime pension.
